Da Nang for digital nomads

What changed on the map

The merger created a city of over 3 million people across 11,859 square kilometres, split into 23 wards, 70 communes and one special zone, according to VietnamPlus and the Da Nang tourism portal. Under Resolution 1659, the old My An, Khue My, Hoa Hai and Hoa Quy wards became Ngu Hanh Son ward (this is where An Thuong sits); Tho Quang, Nai Hien Dong and Man Thai became Son Tra ward; Thanh Binh, Thuan Phuoc, Thach Thang, Phuoc Ninh and Hai Chau became Hai Chau ward; and Hoi An was split into Hoi An, Hoi An Dong and Hoi An Tay wards (vietnam.vn). Older listings and Google Maps still use the pre-merger names, so expect both on the same lease.

An Thuong and My Khe

An Thuong is a grid of lanes numbered An Thuong 1 to 30 or so, two to five minutes on foot from My Khe beach. It holds most of the cafes with tested wifi, the HIVE coworking space and the bars, which is the point and the problem: it is the easiest place to meet people and the loudest at night. A monthly apartment here runs roughly USD 320 to 720 (Da Nang Hotel Guide). The My Khe beachfront towers along Vo Nguyen Giap are the ocean-view option and price accordingly.

Son Tra

North of the Han river bridges, the Son Tra side (old Tho Quang, Man Thai, Nai Hien Dong) is residential, cheaper for the same square metres and closer to the peninsula nature reserve. Seaview Coworking is here with 24/7 access, and the Digital Nomads in Da Nang meetup gathers at My Casa, 53 Morrison, in Son Tra. You ride to the beach rather than walk, but the beach is wide and emptier.

Hai Chau

Hai Chau is the working city: Han Market, the Dragon Bridge, the banks, Vinmec hospital and Circo coworking at 1.8 million VND a month. Fewer foreigners, better street food, cheaper rent inland. For the country-wide rules on visas, tax and banking, read our Vietnam country page.

The flood question

During the 26 to 29 October 2025 rains, low-lying and riverside wards went under 1 to 2.5 metres of water and residents were moved by boat (VietNamNet). Before you sign anywhere near the Han river or the Co Co river, ask the landlord what happened to the ground floor that week.

The price bands

Numbeo puts a city-centre one-bedroom at 13.6 million VND and one outside the centre at 8.8 million VND as of 22 September 2026 (Numbeo); Nomads.com lists a central studio at USD 522 (Nomads.com). Serviced studios advertise at 10 to 14 million VND and two-bedrooms at 14 to 22 million VND on 3, 6 or 12-month contracts (Monarchy Da Nang). The cheaper end exists: local one-bedrooms from USD 170 to 400 and whole houses from USD 500 to 1,250 (Da Nang Visa Run), but they are found by walking the lanes for "cho thue" signs and Facebook groups rather than on English listing sites.

Deposits and minimum terms

One to two months of rent is the standard deposit; three months is uncommon and negotiable (The Jet Lag Chronicles). Agents are free for tenants, the landlord pays them. Ask for a written inventory with photos before you hand over cash, because late deposit returns are the most common complaint in the local expat groups.

What the lease says about your visa

Landlords in Da Nang want your legal stay to cover the whole lease, because a tenant who disappears over an expired stamp is their problem (Da Nang Visa Run). That protects them, but it also means a 90-day e-visa gets you a lease of about the same length, and you renegotiate each cycle. The other way round matters more: under Vietnamese tax rules, leasing a property for a term of 183 days or more makes you a tax resident on its own, even with fewer days of presence (Acclime). Think before you sign a twelve-month contract to save USD 50 a month.

What lands on top of the rent

Electricity is the line that surprises people. EVN's residential tariff runs from 1,984 to 3,460 VND per kWh before VAT, but many landlords charge a flat 3,500 to 4,000 VND, so 350 kWh of air-conditioned month costs about 1.2 to 1.4 million VND instead of about 980,000, as our Da Nang electricity bill explainer models it. Water is usually a flat USD 4 or so, a 300 Mbps fibre line runs 195,000 to 255,000 VND a month, and some buildings add cleaning. Get every one of these in writing.

The declaration your landlord must file

Any host of a foreigner has to declare your temporary residence to the police, online or at the ward office. Decree 282/2025 fines hosts VND 3 to 5 million for failing to declare one to three foreigners (Nhi Gia). Ask for confirmation it was done: you need that record later for a bank account, a licence conversion or a residence card.

Why the big sites disagree

Nomads.com, Numbeo and CityCost differ because they average different people. CityCost estimates EUR 753 a month with rent and EUR 374 without (CityCost); Nomads.com is fed by short-stay nomads renting furnished places near the beach; Numbeo blends residents who shop at markets. Use Numbeo for unit prices and the nomad budgets for the shape of a month.

A month in lines

The lines below follow Nomad Expenses, December 2025 and HitchHive:

1. Rent: studio USD 200 to 300; one-bedroom near the beach USD 350 to 550.
2. Electricity at the landlord's 3,500 to 4,000 VND per kWh: about 1.2 to 1.4 million VND for an air-conditioned month of 350 kWh (our electricity explainer).
3. Coworking: 1.8 to 4.5 million VND a month, day passes 79,000 to 280,000 VND (The Digital Nomad Asia).
4. Scooter rental: USD 60 to 80 a month plus fuel at 22,668 VND a litre (Numbeo).
5. Home internet: USD 8 to 10 a month.
6. Gym: Numbeo's average is 583,333 VND a month.

Food is where Da Nang stays cheap. Numbeo lists an inexpensive meal at 55,000 VND and a cappuccino at 46,111 VND; black coffee in an An Thuong cafe costs 25,000 to 45,000 VND and a specialty pour reaches 125,000 VND (Two Packs and a Pup). Nomad Expenses prices a street meal at USD 1.50 to 3, so eating Vietnamese most of the time keeps the food line low; eat Western in An Thuong and it doubles.

Three tiers, honestly

Nomad Expenses sets three solo tiers. Lean, USD 750 to 900: a studio away from the beach, cafes instead of coworking, mostly local food. Comfortable, USD 1,000 to 1,300: a beach one-bedroom, a monthly coworking desk, a rented scooter and a few Western meals a week. Upgraded, USD 1,500 to 2,000: an ocean-view apartment, private clinic visits and weekend trips. A comfortable couple lands at USD 1,800 to 2,200. HitchHive's tiers run a little higher, USD 1,200 to 1,500 for comfortable.

The spaces and what they cost

Prices below are list prices from The Digital Nomad Asia, checked on 26 September 2026; confirm at the desk, they change with the season.

Cafes with wifi you can actually call on

A blogger ran speed tests across Da Nang cafes (Two Packs and a Pup). The download numbers are fine almost everywhere; upload is what decides whether your video call survives:

1. Z! Coffee and Roastery: 173 Mbps down, 9 up.
2. Dng.coffee: 152 down, 53 up (the one to pick for calls).
3. Cafe Dalky: 138 down, 1 up.
4. GOLO Coffee: 85 down, 2 up.
5. The Hideout: 21 down, 2 up.
6. Maia Beach Bar: 5 down, 4 up (sunset, not spreadsheets).

Black coffee costs 25,000 to 45,000 VND and up to 125,000 VND for a specialty pour, so a cafe day is cheaper than a day pass but noisier and without a chair you would sit in for eight hours.

How to choose

Working European hours, a day space near your apartment is enough. Working US hours, choose Seaview or Coworking Da Nang for the 24/7 badge, or ACE for the 2 AM close, and check the aircon stays on at night before paying a month. Everyone else: buy a day pass at two spaces in your first week and pay monthly at the one where you talked to someone.

Home fibre

Ookla data from January 2026 puts the national home fibre average at about 285 Mbps and mobile at about 90 Mbps (VietnamSpot), and cafes in Da Nang typically deliver 50 to 150 Mbps (Da Nang Hotel Guide). Most furnished apartments come with a line already in the landlord's name; ask for a speed test on the actual wifi before you pay a deposit, and ask whether the router sits in your flat or in a corridor two floors down. If you need your own line, the three operators (Viettel, FPT, VNPT) all install with a passport and the rental contract, which is one more reason to get the lease in writing.

Which SIM

Viettel is the network that keeps a signal where the others fade, including off the main roads in remote provinces (VietnamSpot), which is why most long-stayers here pick it even though Vinaphone and MobiFone are fine inside the city. Viettel's tourist plans cost 60,000 VND for 7 days, 80,000 VND for 15 days and 150,000 VND for 30 days, each with 5 GB a day; MobiFone's HVN30 gives 250 GB for 240,000 VND over 30 days (VietnameSIM, June 2026). Vinaphone's official tourist SIM is 199,000 VND for 15 days with 1 GB a day, cannot be extended, and costs 20 to 30 percent more at the airport kiosks (Vietnam Tourism). Once you are staying, switch to a resident plan at 100,000 to 300,000 VND a month, or about 10 GB for USD 4 to 5 (VietAdvisor). 5G reached 91 percent of the population by early 2026.

Registration rules that bite

Every SIM is registered to a passport, and since 15 April 2026 every new SIM also requires facial biometric verification under Circular 08/2026/TT-BKHCN. The same circular makes operators detect a device change within two hours and suspend outbound calls and SMS until you re-authenticate your face; you then have 30 days before two-way suspension and five more before termination (VietnamPlus). In practice: buy your SIM at an official Viettel or Vinaphone store with your original passport, not from a street stall, and when you change phones, walk back into the store the same week.

eSIM

Travel eSIMs cost USD 4 to 16 for 7 to 30 days and are fine for the first week, but they will not work for bank OTPs or for the VNeID app, which needs a SIM in your own name. Get the physical SIM in your first days and keep it.

The airport ride

Da Nang International Airport sits 3 km southwest of the centre, a ten-minute ride; a metered taxi to downtown is around 70,000 VND (Wikivoyage), and the beach side is another 3 to 4 km. Numbeo lists the taxi start at 27,500 VND plus 16,500 VND per km (Numbeo). Book Grab in the app from inside the terminal: ExpatDen names airport drivers who intercept Grab bookings and overcharge as the main scam in the city.

Grab in daily life

GrabBike runs about 4,000 to 5,500 VND per km on a 12,000 to 14,000 VND base; a four-seat GrabCar about 9,000 to 12,000 VND per km, and Da Nang tends to sit at the low end of those ranges (Day Trips Vietnam, September 2026). Forum users report a 4 percent surcharge on rides paid with a foreign card, so top up GrabPay or pay cash. The licence rule, without the folklore

Vietnam joined the 1968 Vienna Convention on 20 August 2014 and recognises only IDPs issued under it, carried with the original licence, under Circular 29/2015/TT-BGTVT (Easy Riders Vietnam). Citizens of the United States, Australia, Canada, Japan, New Zealand, Ireland, Iceland and India cannot obtain a 1968 IDP at home, so they cannot ride legally on a tourist visa. ASEAN licences are accepted directly, and anything over 50 cc needs category A on both documents (ETHOS). Holders of a temporary residence card valid for more than three months can convert a foreign licence into a Vietnamese one (IR Touring).

Where the checks happen and what they cost

Under Decree 168/2024 as amended by Decree 238/2026, effective 15 August 2026, riding a bike up to 125 cc without a valid licence costs 2 to 4 million VND (6 to 8 million above 125 cc), the bike can be impounded, and the owner who handed it over risks 8 to 10 million VND (16 to 20 million for a rental business) (Motorbike Da Nang, August 2026). That article lists enforcement on the Son Tra peninsula approach, the coastal road to Hoi An, Vo Nguyen Giap and Pham Van Dong by My Khe, and An Thuong on weekend evenings, and cites a Russian and a Canadian rider whose bikes were impounded on 13 May 2026 for lacking IDPs. Impounds normally last up to 7 working days (Vietnam Law and Legal Forum). No helmet or a loose strap is 400,000 to 600,000 VND, a red light 4 to 6 million (Barrso). Alcohol tolerance is zero. And an accident without a valid licence usually voids your travel insurance, which is the expensive part.

What the fees buy

Vietnam Teaching Jobs compares the two cities level by level. Da Nang primary tuition runs VND 215 to 240 million (USD 8,200 to 9,230) and secondary VND 240 to 265 million (USD 9,230 to 10,192); Ho Chi Minh City charges VND 531.6 to 702.7 million for primary and VND 611 to 849.4 million for secondary (USD 20,477 to 32,723). Da Nang classes hold 12 to 18 students against 20 to 25 in Ho Chi Minh City. The trade-off is at the top end: few IB Diploma pathways, which is why some families move to Ho Chi Minh City or Hanoi for the last school years. Ask each school for its current fee sheet, because application, meals and buses come on top, and the Singapore International School fee page is published in VND for 2026 to 2027.

Where families live

An Thuong is fun and loud, and its lanes are narrow for a pushchair. Families here tend to choose one of three areas:

1. Son Tra ward, north of the river bridges: quieter blocks and a wide beach.
2. Hai Chau, the old centre: houses with courtyards and Vinmec hospital nearby.
3. Hoi An, now inside Da Nang city and 30 km south: a village pace, Hoi An International School nearby, about 45 minutes by car from the city (Wikivoyage).

Whole houses rent at USD 500 to 1,250 a month (Da Nang Visa Run), which is where a family budget beats an apartment near the sand.

The family budget line

A comfortable couple spends USD 1,800 to 2,200 a month before school (Nomad Expenses), and Nomads.com puts a family month at USD 2,179. Add one child at an international school and you are near USD 3,000 a month. The air is a genuine plus: Nomads.com records an annual average of 36 US AQI, against about 95 in Hanoi (Nomads.com).

Paperwork for children

Children need their own e-visa or exemption and are covered by the same 90-day cycle as their parents. Families who stay use a dependent visa attached to a parent's work permit or investor status, which then unlocks a temporary residence card for the whole household; our visa guide walks through the routes. School enrolment asks for the child's passport, the residence declaration and previous school reports in English.

The four addresses

1. Family Medical Practice Da Nang: the clinic most foreigners start with, English-speaking staff, general practice, vaccinations and referrals, and the priciest GP option in the city at USD 86 to 110 a visit (Based Da Nang).
2. Vinmec International Hospital, 30 Thang 4 street, Hoa Cuong Bac, Hai Chau: opened 2017, JCI accredited, open 24 hours, services in English, Japanese, Korean, Russian and French, with list prices such as USD 176 for a standard health check-up under 40 and USD 400 for a three-root canal (Medical Tourism Co). Consultations around USD 47.
3. Hoan My Da Nang Hospital, 291 Nguyen Van Linh, Thanh Khe: a private hospital with 24-hour emergency care (Hoan My).
4. Da Nang Hospital, 124 Hai Phong, Hai Chau: the city's largest public hospital (Wikipedia). Cheapest, busiest, and where the ambulance takes you after a road accident; bring a Vietnamese speaker.

Prices without insurance

Vietnam-wide private benchmarks are USD 50 to 100 for a general practitioner, USD 100 to 200 for a specialist, USD 200 to 500 for an emergency room visit and USD 150 to 400 a night for a private room (Vietnam Visa Online). Pharmacity and Guardian are the reputable pharmacy chains, and many medicines that need a prescription at home, including antibiotics, are sold over the counter here; that is convenient and a reason to check dosages twice.

When Da Nang is not enough

Serious cases are transferred to Ho Chi Minh City or Hanoi, and international insurers evacuate to Bangkok or Singapore; the same guide puts that evacuation at USD 15,000 to 50,000. That is the reason to hold a policy with medical evacuation cover rather than a travel policy that caps at a few thousand dollars, and it is the reason the scooter licence matters: riding without a valid licence can void your travel and health cover (Easy Riders Vietnam).

Emergency numbers

Police 113, fire 114, ambulance 115. For anything serious, the healthcare guide above advises calling an international hospital directly, which is often faster than the 115 ambulance; many residents take a Grab car or a taxi straight to Vinmec or Hoan My unless the patient cannot be moved.

Why the scene feels bigger than the numbers

James Clark of Nomadic Notes wrote in May 2025 that Da Nang had become the digital nomad hub of Southeast Asia, ahead of Chiang Mai and Canggu, based on what he saw on the ground rather than a survey (Nomadic Notes). Nomads.com carries 1,195 reviews of the city (Nomads.com), and accommodation in the city served over 17.3 million visitors in 2025 (Da Nang tourism portal). The nomad crowd is concentrated in a few square kilometres around An Thuong, which is why you keep meeting the same faces within a week. The Da Nang Hotel Guide is blunter: the community is small next to Chiang Mai or Bali.

The weekly circuit

Friday at 7 PM is the Meetup group's casual night in Son Tra; go once, and the WhatsApp and Facebook groups follow from there. On weekdays the coworking spaces carry the social life: Seaview, ACE, Enosta and HIVE are where members eat together at lunch, and a monthly desk at 2 to 3 million VND buys the community more than the chair. At the weekend, sunrise on My Khe and the Son Tra peninsula loop by scooter are the default plans.

Facebook groups for Da Nang expats and for apartment rentals are where the practical questions get answered; search for the pre-merger ward names as well as the new ones, because the groups have not renamed themselves.

Nomad Fest

The organisers of the 2027 edition, 19 to 28 March, announce 400 plus attendees, 40 plus speakers, 50 plus activities and 70 plus countries, with tickets at USD 147 early bird against USD 297 regular (Da Nang Nomad Fest). March is also the heart of the dry season, so it doubles as one of the best fortnights of the year to arrive.

Safety, briefly

ExpatDen cites a Numbeo safety index of about 76 and a crime index of 20 for Da Nang, better than Hanoi (ExpatDen). The crime you will actually meet is helmet theft from a parked scooter and belongings lifted from towels on My Khe, and the main scam is the airport driver who intercepts your Grab booking. The four trips

1. Hoi An: the old town is a weekday morning trip and a weekend lodging alternative; since July 2025 it is administratively part of Da Nang. A shuttle from the airport costs 130,000 VND per person and a fixed-price taxi 300,000 to 500,000 VND, so Grab, at about 120,000 VND when Wikivoyage last checked in 2023, is the sane option (Wikivoyage).
2. Marble Mountains: five limestone hills 8 km southeast of the centre on the way to Hoi An. Entry is 40,000 VND, free before 8 AM according to Wikivoyage, and the Da Nang tourism portal lists the elevator at 15,000 VND one way. Go early and refuse the unsolicited guides.
3. Ba Na Hills: a French-era hill station turned Sun World theme park at 1,500 m, 42 km from the city, with the Golden Bridge and a cable car that holds the record for the longest non-stop single-track line at 5,801 m (Wikipedia). Wikivoyage lists entry at 550,000 VND per adult, and the price has moved several times, so check the official Sun World booking site before you go.
4. Hue: the imperial capital, 106 km north. The train takes about 2.5 hours, crosses the Hai Van Pass along the coast, and a soft seat costs 106,000 VND (The Man in Seat 61).

The year in three parts

The rainfall and temperature figures below are long-term monthly normals from the Vietnam Institute for Building Science and Technology, as tabled on Wikipedia. Month-by-month detail is in our Da Nang weather by month tool.

1. February to May: 24 mm of rain in February, 25 in March, 35 in April and 81 in May, with average highs climbing from 26 C to 33 C. The best arrival window, and Nomad Fest sits in the middle of it.
2. June to August: average highs of 34 C, 83 to 141 mm of rain a month and air conditioning bills at their worst. Busy with domestic tourists.
3. September to December: 351 mm of rain in September, 628 mm over about 20 rain days in October, 448 mm in November with highs of 27 C, and 218 mm in December with highs of 25 C. Red flags go up on My Khe from September through December for rip currents and big waves, and swimming is prohibited on those days (Kalakala Beach Club).

Typhoons and the 2025 floods

Central Vietnam's typhoon season runs July to December with a peak from mid September to mid November; October averages 2 to 3 storms, and official forecasts are on nchmf.gov.vn (Vietnam National Authority of Tourism). Keep about 3,000,000 VND in cash because ATMs go offline in long power cuts. The 2025 floods from 16 October to 6 December left at least 219 dead or missing across the region and USD 33.2 million of damage in Da Nang itself (Wikipedia); inside the city, riverside wards sat under 1 to 2.5 m of water (VietNamNet).
