How much is rent in Da Nang for a one bedroom apartment near the beach?

Rent is the single biggest line in a Da Nang budget and the one that moves most. Beach side prices have climbed steadily since 2023 while the rest of the budget has barely changed, so the same USD 500 that once rented a sea view now rents a good one bedroom a few streets back.

What the money buys in 2026

Numbeo's figures (22 September 2026) put a one bedroom in the centre at 13,635,450 VND and outside the centre at 8,848,988 VND, which matches what agents in An Thuong quote.

What is on top of the rent

Electricity is billed by the landlord at 3,500 to 4,000 VND per kWh, so a summer month with air conditioning runs USD 32 to 60. Water is often a flat USD 4, and fibre internet is under USD 10. The deposit is one month as standard, sometimes two, with three unusual and worth negotiating down. The minimum term is usually three months, paid as first month plus the deposit, and a six to twelve month lease is USD 50 to 100 a month cheaper.

Two things to check before signing

1. The visa trap. Landlords prefer the lease to end before your visa does, so a 90 day e-visa fits a three month contract. A six month lease also counts as a tax residency trigger in Vietnam; see our six month lease and tax residency answer.
2. The flood line. Low lying and riverside streets went 1 to 2.5 metres under water in late October 2025. Ask where the water reached and prefer an upper floor.
