A first year in Lisbon for a remote worker follows a fixed order: tax number and lease in month one, the AIMA residence appointment inside the four months your visa lasts, then social security and health registration, the IFICI tax deadline on 15 January, your first Portuguese tax return by 30 June, and the permit renewal two years after your first permit is issued.

This page is a model, not a diary. Its newcomer is hypothetical: a remote worker from outside the EU who lands in Lisbon in September 2026 on a D8 digital nomad visa and rents a one bedroom flat (a T1). Every date, amount and rule below comes from a public source listed at the end, checked on 26 September 2026. Linda, one of our two editors, lives in Lisbon, but none of the figures here are hers.

What do you need to do in your first month in Lisbon?

Your first month is about three things: a tax number, a bank account and a signed lease. The NIF (the Portuguese tax number) is free and issued on the spot at a Finanças office or a Loja do Cidadão, according to Santander Portugal. From abroad, agencies charge for the fiscal representative route.

The lease is the big cheque. Under article 1076 of the Civil Code, as amended by Lei 24-D/2022, a deposit can be no more than two months of rent, and advance rent of up to two more months is allowed by written agreement (Compliant Lease). Investropa puts a typical Lisbon T1 at 1,350 euros a month in 2026, in a realistic band of 1,250 to 1,450 (updated 21 September 2026). On a 1,400 euro flat, first month plus deposit plus advance rent comes to about 5,600 euros on signing day. When do you get your residence permit?

You must apply for your residence permit at AIMA while your D8 visa is still valid, which gives you four months from entry. The Portuguese foreign ministry's visa page says a residency visa is valid for four months, allows two entries, and that the holder must apply for a residence permit with AIMA within that time. The consular fee for the visa itself is 110 euros (MNE fee page).

The appointment is the bottleneck. Jobbatical reports that an AIMA slot for biometrics or a submission takes one to three months in 2026, and up to six in busy periods (updated 1 September 2026). How do you register for social security and the SNS?

Once your residence authorisation is requested or granted, you can ask for your NIF, NISS (social security number) and SNS número de utente (health number) in one request. The official gov.pt service page, updated on 17 September 2026, says the combined service runs at 12 Espaço Cidadão desks and is open to foreigners with a Portuguese address and a residence authorisation requested or obtained. Registering does not guarantee a family doctor. Observador, citing SNS transparency data, reported 1,672,130 users with no assigned family doctor at the end of June 2026, 70.5 percent of them in the Lisboa e Vale do Tejo region (28 August 2026). What changes in your first Lisbon winter?

Your first winter is wetter than the postcards suggest. The IPMA 1981 to 2010 normals (Lisbon, Instituto Geofísico), as tabulated on Wikipedia, give Lisbon 127.5 mm of rain in November and 126.2 mm in December, and a January average high of 14.8 degrees. Ask about damp and heating before signing.

What is the IFICI deadline in your first January?

If 2026 is your first year of tax residence, the IFICI application is due by 15 January 2027. The Portal das Finanças IFICI FAQ sets the deadline at 15 January of the year after you become tax resident. Late requests are accepted, but the regime then applies only from the year you register. It taxes qualifying employment and self employment income at a flat 20 percent for 10 consecutive years.

Most remote employees of foreign companies do not qualify, so check who qualifies for IFICI in the autumn, then read what happens if you miss 15 January.

When do you file your first Portuguese tax return?

Your first IRS return (the personal income tax return) is due by 30 June of the year after the income year, so 30 June 2027 for 2026 income. PwC Worldwide Tax Summaries (reviewed 24 July 2026) adds that electronic returns are assessed by 31 July, with payment due by 31 August. Rent can also rise once a year by the official coefficient: 1.0224 for 2026, set by Aviso 23174/2025/2 and published on 19 September 2025 (Cuatrecasas).

What if you work on recibos verdes?

Freelancers on recibos verdes pay no social security in their first year of self employed activity. The Segurança Social practical guide (version 1.09) says coverage starts on the first day of the 12th month after you open activity for the first time. Do you need to exchange your driving licence?

It depends on where your licence was issued. IMT says a valid licence from an OECD or CPLP country, issued within the last 15 years and held by a driver under 60, can keep being used after you become resident. Other foreign licences must be exchanged: you can drive for the first 90 days of residence while you apply, and after two years an exam is required. See our licence guide.

What comes after the first year?

After year one, the next milestones are the permit renewal and, further out, permanent residence. AIMA's page on article 80 of the Foreigners Law grants permanent residence after at least five years on temporary permits, with proof of basic Portuguese (A2 level is one accepted route). How much does a first year in Lisbon cost?

A first year costs roughly twelve months of living plus one heavy month at the start. Frequently asked questions

What should you do first when moving to Lisbon?

Get your NIF first. The Portuguese tax number is free and issued on the spot at a Finanças office or Loja do Cidadão, and landlords, banks and phone companies ask for it before signing anything. Then open a bank account and sign a lease. On a D8 visa, book your AIMA appointment the week you arrive, because the visa only lasts four months.

How much money do you need for your first month in Lisbon?

Plan for about three months of normal spending in month one. Signing a lease on a 1,400 euro T1 can take about 5,600 euros once first month, a deposit (capped at two months) and advance rent are added. How long does it take to get a residence permit in Lisbon?

Expect one to three months just to get an AIMA appointment, and up to six in busy periods, according to Jobbatical (updated 1 September 2026). You must apply while your four month residency visa is valid. The first permit is then valid for two years and renews for three year periods.

When is the IFICI deadline after moving to Portugal?

The deadline is 15 January of the year after you become tax resident, so 15 January 2027 if 2026 is your first year of residence. You can still apply later, but the 20 percent flat rate then only applies from the year you register, and the ten year period is not extended. Check your eligibility first: most remote employees of foreign companies do not qualify.
