How much is rent in Porto in 2026?
Porto is the cheaper of Portugal's two big cities, and rent is where almost the whole gap sits.

Investropa's 2026 survey puts city wide asking rents near 18 euros per square metre, with Foz do Douro and Nevogilde at 22 to 28. Numbeo's crowd data (118 contributors, updated 23 September 2026) gives 1,153.33 euros for a central one bedroom, 851.79 outside the centre, 2,013.85 for a central three bedroom and 1,465 for one further out. Against Lisbon
A central one bedroom is 1,153 in Porto and 1,420 in Lisbon, about 19 percent less. Outside the centre the gap widens: 852 against 1,067. Non rent costs barely differ, at 717.40 euros a month for a single person in Porto against 760.90 in Lisbon, which is why the rent line decides the comparison.
What the market did
Porto rents were roughly flat to up about 2 percent year on year in 2026, while Lisbon asking rents dipped around 3 percent. Purchase prices are a different story: Porto transaction prices rose about 8 percent, with a median near 3,500 euros per square metre.
What you pay on signing day
The deposit is capped at two months rent under Article 1076 of the Civil Code as amended by Lei 24-D/2022, and landlords usually want the first month too, so budget three to four months upfront. A fiador (guarantor) is not legally required, but many landlords ask for one, and foreigners are often offered extra advance rent instead. Insist the landlord registers the lease with Financas: a registered contract is what AIMA accepts as proof of address. Since 1 August 2025 you can register it yourself, electronically, once the landlord's own deadline (the end of the month after the lease starts) has passed.
