Can I use my rental contract as proof of address for AIMA or my visa?

Portugal treats your address as a legal fact, not a formality. Three documents come up, and they are not interchangeable.

The lease itself

Ask for a contrato de arrendamento habitacional under the NRAU, with a term of at least twelve months. Consulates and AIMA read the term, the address, the parties and the rent. A six month contract, a room in a hostel or a booking confirmation usually fails, and Global Citizen Solutions lists short term or unregistered rental agreements among the most common reasons a D8 application is refused.

The registration with Financas

The landlord must register the lease with the tax authority by the last day of the month following the start date. That registration is what turns a private paper into a document the state recognises, and it is also what unlocks your own IRS rent deduction (700 euros on 2025 income, declared in 2026, and 900 euros on 2026 income). Since 2025 you can register the lease yourself once the landlord's window has closed, which protects tenants whose landlord prefers to stay invisible.

The atestado de residencia

For some steps a junta de freguesia certificate of residence is asked for on top of the lease. It costs about 5 euros at the junta or 5.60 euros at a Loja do Cidadao, takes one to three working days, and is issued on the basis of habitual residence, meaning you live at the address at least 185 days a year.

Practical order

  1. Sign the lease and get a copy signed by both parties, with the landlord's NIF on it.
  2. Check on Portal das Financas that the lease appears, and that monthly recibos de renda eletronicos are being issued in your name.
  3. Keep the registration proof with your visa or AIMA file, not just the contract.

The same registered lease is what Financas accepts as proof of address when you register your NIF as a resident, so getting it right once saves you three separate problems later.
