How much is rent on Koh Tao for a month?

Nothing on Koh Tao is priced the way a city is priced. No listings portal reflects the real market, the monthly rate is almost never the nightly rate times thirty, and the same room changes price twice a year.

The bands

The gap between the bottom and the top of that table is the whole story. The low figures are what somebody pays after arriving and asking around; the Nomads.com studio is what a foreigner pays for a furnished place booked from abroad.

Air conditioning is a separate decision

Nomads.com counts air conditioning in only 37 percent of buildings, and April reaches about 34 C. If you want it, you are choosing from a smaller pool and paying for the electricity on top of the rent, billed per unit at a landlord rate rather than the utility tariff.

Season moves the number

High season runs 1 December to 31 January and 1 July to 31 August, when good monthly rooms are already taken. In the low season Wonderland Koh Tao reports rooms 50 to 60 percent below peak, and October is the cheapest month, which is when a three month rate is easiest to negotiate.

Deposits

Common practice is one month of deposit plus the first month, in cash. No source publishes a fixed rule for the island, so treat it as a negotiation and take a written receipt with the date, the amount and the landlord's name.
