How do I find a long term rental on Koh Tao?

The mistake is treating Koh Tao like a city with a listings site. No portal reflects the real market, and the monthly rate a landlord quotes you at the gate is usually well below anything you will see on a booking platform. Holafly notes that many places offer special long stay rates and suggests negotiating directly with owners.

The sequence that works

1. Book the first week or two before you fly, especially in the 1 December to 31 January and 1 July to 31 August peaks. Use it as a base, not as a decision.
2. Join the Facebook groups the day you arrive: Koh Tao Rooms for rent, Koh Tao Bungalows and Rooms, and Koh Tao house for rent. Post your budget, your dates and whether you need air conditioning. Search Facebook for the current group name rather than trusting a link in an old blog post, because they change.
3. Ride or walk the back roads behind Sairee, Mae Haad and Chalok. Handwritten room for rent signs are still how many places advertise.
4. Read the dive school notice boards. Divers leaving the island pass rooms on to the next person with the landlord's number attached.
5. Negotiate the monthly rate in person, in baht, with your dates on the table. Three months gets a better price than one.

What to check before you pay

1. What is the per unit electricity price, and can I see the meter? Landlords bill above the utility tariff.
2. Does the building have a generator? Wonderland Koh Tao notes that the island's power still leans on diesel generators and that blackouts happen in peak season.
3. Is there a water tank? The same source reports water shortages in May and June.
4. What does a speed test give at the hour you actually work, on this router, in this room?
5. What is the deposit, and will the landlord sign a receipt with the date, the amount and their name?
