How much is IMT in Portugal in 2026?

IMT, the imposto municipal sobre as transmissoes onerosas de imoveis, is the transfer tax you pay before the deed. It is calculated on the higher of the purchase price or the taxable value (VPT), with a marginal rate and a fixed deduction per band.

A 300,000 euro permanent home therefore costs 300,000 x 7% minus 10,457.96, which is 10,542 euros of IMT, plus 0.8 percent stamp duty (2,400 euros).

If it is not your main home

A second home or a rental property uses a parallel table that starts at 1 percent instead of zero, so there is no exempt band at all. Building land is a flat 6.5 percent and rural property a flat 5 percent.

Exemptions worth checking

IMT Jovem gives buyers aged 35 or under a full IMT and stamp duty exemption on a first permanent home up to 330,539 euros in 2026 (up from 324,058 in 2025). Between 330,539 and 660,982 euros the exemption is partial: you only pay the 8 percent band on the slice above 330,539 euros, and there is no relief at all above 660,982 euros.

What changed and when

From 1 January 2026 the brackets moved up 2 percent under Law 73-A/2025: the own home exemption threshold went from 104,261 to 106,346 euros and the top 7.5 percent band from 1,128,287 to 1,150,853 euros. Separately, a flat 7.5 percent rate for non tax residents has applied since 25 May 2026, which overrides the table above for many foreign buyers.

You pay IMT by filing a Modelo 1 on Portal das Financas before the deed. The notary will not proceed without the receipt.
