How much can my landlord raise the rent in 2026 in Portugal?
Portugal publishes one coefficient a year that governs how much rent on a running contract can go up. It is not a negotiation.
The 2026 number
The coefficient is 1.0224, so a 2.24 percent increase. Multiply your current rent by it: 1,200 euros becomes 1,226.88, and 1,400 becomes 1,431.36. The coefficient was published as Aviso n. 23174/2025/2 in the Diario da Republica on 19 September 2025 and applies to updates falling due during 2026.
The rules around it
Three things constrain your landlord:
- Once a year. The rent can be updated once per twelve month period, on the contract anniversary, not whenever the landlord notices prices moved.
- Written notice, at least 30 days before the new amount is payable. No notice, no increase that year, and the right to apply that year's coefficient is lost rather than banked for later.
- The coefficient is a ceiling, not a floor. A landlord can update by less, or not at all, and many do not bother on a tenant they want to keep.
The coefficient applies unless your contract sets a different update rule. Read the update clause before you assume: some contracts fix the rent for a stated period, which is better for you, and some reference a different index, which may not be.
What is not covered by the coefficient
A new contract is not an update. When a fixed term lease ends and both sides sign a genuinely new one, the rent is whatever you agree, and the coefficient has nothing to say about it. This is the route landlords use when they want a real increase, which is exactly why the automatic renewal rules matter so much: a lease of one year or more renews automatically, and the landlord cannot oppose that renewal in the first three years without legal grounds.
If a letter arrives asking for more than 2.24 percent on a running contract, reply in writing, cite the aviso, and pay the correct updated amount rather than withholding rent entirely.
